26-07-2024In 2023, the redevelopment of legendary Bollywood actor Dilip Kumar’s lavish bungalow plot has culminated in a significant real estate transaction. The triplex within the newly constructed luxury building has been sold for a staggering ₹172 crore, marking one of the most substantial real estate deals in the area. The sale was finalized on July 23, with the transaction also involving a stamp duty of ₹9.3 crore.
The triplex, located on the 9th, 10th, and 11th floors, spans 9,572 sq ft of carpet area, and the price was set at ₹1.81 lakh per sq ft. The new building, which will have 11 floors, is set to feature a range of luxury and duplex apartments. Additionally, a 2,000 sq ft museum dedicated to Dilip Kumar will be situated on the ground floor. This museum, curated with input from Kumar’s wife, Saira Banu, will serve as a tribute to the celebrated actor and will have its own separate entrance.
The property’s redevelopment follows a prolonged legal dispute. Dilip Kumar had acquired the property rights from Hasan Chamruddin, who had leased it from the Khatau Trust for 999 years. A legal battle ensued after the Khatau Trust's successors issued an eviction notice in 2014. During this period, Kumar and Banu resided at Saira Nivas. In 2017, the dispute was resolved when Saira Banu was handed the property keys by Mumbai police. By 2023, the plot was cleared to make way for the new luxury tower./p>
