Actor Sara Ali Khan has entered into a five-year lease agreement for her bungalow in Mumbai’s Andheri West, with the total rental value estimated at ₹4.14 crore, according to property registration data reviewed by CRE Matrix.

The standalone house, located in the Belscot Co-operative Housing Society at Old Lokhandwala Complex, spans roughly 4,500 square feet. It has been leased to Prodigy Montessori India Private Limited, which plans to use the premises for school-related operations.

As per the registered agreement, the monthly rent is set at ₹6.5 lakh for the first two years. From the third year onward, the rent will rise by 5% annually — increasing to approximately ₹6.82 lakh in year three, ₹7.16 lakh in year four and ₹7.52 lakh in the final year of the contract. The tenant has reportedly paid a security deposit of ₹20 lakh.

The lease includes a 36-month lock-in period beginning May 1, 2026, ensuring stability for both parties during the initial term.

Several film personalities have recently engaged in notable real estate transactions in Mumbai. Earlier this year, Madhuri Dixit rented out commercial office space at One Lodha Place for five years at a reported monthly rent of ₹4.25 lakh.

Filmmaker Rakesh Roshan and Pramila Rakesh Roshan also leased a property in Andheri for ₹14.5 lakh per month to Dabindia. Meanwhile, actor Bobby Deol and his wife Tania Deol purchased office units in Andheri West valued at around ₹15 crore.
