₹16,000 crore Gurugram project: Big relief for Vikas Oberoi, promoter of Oberoi Realty, in Three Sixty North battle

Vikas Oberoi-led Oberoi Realty has secured a major regulatory reprieve for its ₹16,000-crore Three Sixty North project in Gurugram after Haryana’s DTCP rejected AIPL’s challenge to the project licence and developer-change approval

Vikas Oberoi-led Oberoi Realty has received significant relief in the dispute surrounding its marquee Three Sixty North luxury residential project in Gurugram, with Haryana’s Department of Town and Country Planning (DTCP) rejecting a challenge to the project licence and the approval for change of developer in favour of Oberoi Realty.

The decision is significant given the sheer size of the project. Three Sixty North, located on Golf Course Extension Road in Sector 58, Gurugram, has an estimated overall revenue potential of around ₹16,000 crore, while the first phase alone has been estimated to have a revenue potential of approximately ₹11,000 crore.

Oberoi Realty has already reported gross bookings of approximately ₹8,109 crore from the project, making Three Sixty North one of the most important developments in the company’s expansion outside its traditional Mumbai market.

What DTCP has held

According to Oberoi Realty’s stock exchange disclosure dated August 17, the Director, Town and Country Planning, Haryana passed an order on August 13, 2026 after conducting hearings pursuant to an earlier direction of the Punjab and Haryana High Court.

The dispute arose from a representation filed by Advance India Projects Limited (AIPL). AIPL had sought cancellation of Licence No. 69 of 2025, the parent licences and the approval permitting change of developer in favour of Oberoi Realty. DTCP has now rejected that challenge.

The authority held that Licence No. 69 of 2025 dated May 12, 2025 and the June 17, 2025 order approving the change of developer in favour of Oberoi Realty remain legally intact and require no action under the relevant provisions of the Haryana development law. AIPL’s representation dated April 29, 2026 was consequently rejected as being “without any merit.”

Punjab and Haryana High Court had restrained fresh allotments

The dispute had earlier reached the Punjab and Haryana High Court, which passed an order on July 7, 2026. The High Court directed DTCP to decide AIPL’s complaint after giving adequate opportunity to all stakeholders.

Importantly, considering the magnitude of the project and the rights of existing as well as prospective allottees, the High Court directed that until AIPL’s complaint was decided, no further allotments should be made to prospective buyers and no further third-party rights should be created. Oberoi Realty disclosed the High Court development to the BSE and NSE on July 9.

With DTCP now deciding the complaint and rejecting AIPL’s challenge, Oberoi Realty has stated that the restriction imposed by the High Court on further allotments and creation of third-party rights has ceased to operate.

Why Three Sixty North matters for Vikas Oberoi

Three Sixty North represents a major strategic move for Vikas Oberoi, taking Oberoi Realty beyond its formidable Mumbai base and into Gurugram’s booming ultra-luxury housing market. The project is spread across approximately 14.8 acres and envisages seven residential towers along with boutique retail space.

The pricing firmly places the development in Gurugram’s super-luxury segment, with residences reportedly starting at around ₹18 crore and some configurations extending beyond 13,000 sq. ft. The response to the project has already been substantial.

Oberoi Realty has reported gross bookings of approximately ₹8,109 crore, covering around 13.52 lakh sq. ft. of RERA carpet area and 23.10 lakh sq. ft. of saleable area. Those numbers make the regulatory and legal battle surrounding the development commercially significant.

A high-stakes real estate battle

For Oberoi Realty, the DTCP decision removes an immediate regulatory obstacle surrounding a project carrying thousands of crores of rupees in prospective sales. It also comes at an important point in Vikas Oberoi’s attempt to establish Oberoi Realty as a significant luxury developer outside Mumbai.

The August 13 order, however, may not necessarily mark the end of the dispute. AIPL could explore further legal remedies against the DTCP decision.

For the moment, though, the position has swung substantially in favour of Oberoi Realty: the developer-change approval remains intact, AIPL’s representation has been rejected, and Oberoi Realty says the restriction on fresh allotments and creation of third-party rights has ceased to operate.

For Vikas Oberoi, that amounts to significant relief in a project whose estimated overall revenue potential of around ₹16,000 crore makes the outcome commercially consequential not merely for Oberoi Realty, but for Gurugram’s rapidly expanding ultra-luxury real estate market.
